Why is it important to choose the "Best" Comps? And who decides if the Comps really are the "Best"? Where can we find them and what constitutes a thorough search for comparables? Once we find potential comps what are the criteria we should use in choosing which ones to use? Are there specific guidelines? Who writes the guidelines? Who enforces the guidelines? Do guidelines differ for different types of work - Lender, Estate, Litigation? Verifying comparable data - how many data sources are adequate? How important is Geographic Competency? And, of course, What are the consequences of choosing the wrong comps and how will that affect your final value conclusion?
