This class will be a discussion of appraising 2-4 unit small residential income properties and is intended for experienced residential appraisers because of time constraints. We'll discuss:
- Business Considerations
- Market Analysis
- Sales Comparison Approach
- Income Approach
- Common Errors
- Rent Control
Examples will include use of linear regression for market analysis and GRM analysis.
The lead speaker is Joe Lynch, MNAA, REAA Sacramento Chapter President. He has extensive experience appraising small residential income properties in the region and teaching analytics to appraisers.
Special guest Erin Stumpf, MPPA, Broker Associate with Coldwell Banker, is an expert on rent control and will discuss new rent control policies and effects on residential real estate in the Sacramento area.
This class is approved for two hours of continuing education by the California Bureau of Real Estate Appraisers (Approval# 19CP986603095).
Cost of the class is $30 for members/$60 for non-members and includes dinner at the Dante Club.
